Operating Results

We declared our first monthly distribution to stockholders in June 2024 and declared monthly distributions
totaling $2.4 million during the year ended December 31, 2024.

Annualized total return from inception through December 31, 2024 was 11.61% for Class I, 4.57% for Class F-I
and 13.46% for Class P shares. The inception date was January 11, 2024 for Class I and Class P shares and
August 1, 2024 for Class F-I shares. Total return is calculated as the change in NAV per share during the
respective periods plus any distributions per share declared in the period, and assumes any distributions are
reinvested under our distribution reinvestment plan. Total return for periods greater than one year are annualized.
The Company believes total return is a useful measure of its overall investment performance. As of December 31,
2024, no returns were annualized.
Capital Raising

We have raised net proceeds of $0.4 million from our public offering during the year ended December 31, 2024,
including $0.01 million from our distribution reinvestment plan.

During the year ended December 31, 2024, pursuant to existing commitments to purchase Class P shares, we
issued 12.7 million Class P shares to accredited investors and the Advisor in a private placement for an aggregate
purchase price of $134.2 million. Approximately 50% of such shares were issued to the Advisor as part of the
Advisor9s commitment to invest an aggregate of $125.0 million in the Company9s shares of common stock.
